This Cancellation Policy explains how cancellations, changes and no shows are handled for bookings made with Like Home Holiday Homes operated by Dar Al Zain Vacation Homes Rental LLC in Dubai, United Arab Emirates. By making a booking with us, you accept this Cancellation Policy.

Scope of this policy
This policy applies to bookings made directly with us through our website, booking engine, email, WhatsApp or phone. If you booked through an online travel agency or other platform, the cancellation rules shown on that platform may apply, and in case of conflict their policy will usually control that booking.

Strict non refundable bookings
All direct bookings with Like Home Holiday Homes are strictly non refundable, unless a specific rate type clearly states different rules at the time of booking. Once your booking is confirmed and payment is received, there is no refund in case of cancellation, no show, late arrival, early departure or any other change of plans. This includes situations such as flight changes, visa issues, personal emergencies, medical issues, travel restrictions, changes in work schedule or change of mind.

Changes and modifications
Any request to change dates, reduce the number of nights, reduce the number of units or otherwise modify a confirmed booking is treated as a cancellation of the original booking and a new booking. The original booking remains non refundable and full payment for the new booking may be required at the time of change, subject to availability and current prices. We are not obliged to approve any modification request.

No show and early departure
If you do not arrive on the check in date, or if you check in and then leave earlier than the planned check out date, the full amount of the booking remains payable and no refund will be given for unused nights. The property will be held for you according to the booking details, but if you do not arrive or respond within a reasonable time, we may release the property for other guests.

Payment failure and invalid card
If your payment method is declined, invalid or later reversed by your bank or card provider, your booking may be cancelled and any amounts already due will still be owed. If we allow you to update your payment details, the same non refundable rules will still apply once payment is completed.

Force majeure and events beyond our control
Events outside your or our control may affect your travel plans or our ability to host you. These can include but are not limited to border closures, travel bans, natural disasters, extreme weather, strikes, technical problems with transport, building issues, utility outages and other events. Our standard policy remains non refundable in these cases. Where possible and at our sole discretion, we may offer alternative dates, an alternative property or a credit for future use, but we are not obliged to do so unless required by local consumer protection laws.

Property issues during your stay
We aim to provide a safe and comfortable property for your stay. If you experience an issue in the property, you must inform us promptly so we can try to resolve it. Minor issues that do not make the property unusable do not entitle you to a refund. If a serious problem occurs that makes the property clearly unsafe or not usable and we cannot fix it within a reasonable time, we may offer you an alternative unit or a refund or credit for the unused nights, as required by law. If you refuse a reasonable alternative that we offer, no refund will be provided.

Overbooking or unavailability
In the rare case that your booked property is not available due to overbooking, urgent maintenance or other operational reasons, we will try to offer you a similar or upgraded property for the same dates. If we cannot provide any suitable alternative, we may cancel the booking and refund the amounts paid for that booking. This refund will be our only obligation, except where applicable law gives you additional mandatory rights.

Special offers and promotions
Special offers, discounts, last minute deals and promotional rates are always non refundable and cannot be changed, unless the specific offer clearly states different booking conditions. Any additional conditions shown with the offer will apply together with this Cancellation Policy.

Third party services
If you book or use extra services through us, such as airport transfers, tours or other activities, these may be provided by third parties and may have their own cancellation rules. In most cases, these services are also non refundable once booked. We are not responsible for any refund decisions made by third party providers.

Chargebacks and disputes
By making a booking with us, you accept that the non refundable conditions apply and that you will not dispute or reverse charges with your bank or card provider except in cases of actual fraud. If you start a chargeback that is not justified, we reserve the right to provide this policy and your booking details as evidence, and to charge you for any related fees or costs.

Travel insurance recommendation
Because all bookings are non refundable, we strongly recommend that you obtain suitable travel insurance that covers cancellations, medical issues, travel interruptions and other unexpected events. It is your responsibility to check your insurance coverage and conditions.

Changes to this Cancellation Policy
We may update this Cancellation Policy from time to time. The version in force on the date of your booking will normally apply to that booking, unless a change is required by law or regulation. The Last updated date at the top of this page shows when it was last revised.
