Please read these Terms and Conditions carefully before making a booking or using this website. By accessing this website, submitting a reservation request or staying in one of our properties, you agree to be bound by these Terms and Conditions.

Who we are

These Terms and Conditions apply to short term rental bookings managed by Dar Al Zain Vacation Homes Rental LLC operating under the brand Like Home Holiday Homes in Dubai, United Arab Emirates. In these Terms, "we", "us" and "our" refer to the company and "you" refers to the guest and any members of the guest party.

Scope

These Terms apply to all bookings made directly through our website, booking engine, email, WhatsApp, phone or any other direct communication channel with us. Bookings made through online travel agencies may also be subject to additional terms of those platforms.

Use of the website and booking engine

You agree to use this website and booking engine only for lawful purposes and to make legitimate reservations for yourself or for another person with their permission. You confirm that all information you provide is true, accurate and complete.

Booking, prices and payment

4.1 A booking is only confirmed when you receive a written confirmation from us and the required payment has been received.

4.2 Prices are shown in the currency indicated on the booking page and include or exclude applicable taxes and fees as stated in the booking details.

4.3 We may require full payment at the time of booking or a deposit with the balance due before arrival, depending on the selected rate and property.

4.4 If payment is not received on time, we reserve the right to cancel the booking.

Cancellations and refunds

5.1 Unless clearly stated otherwise in the specific rate or offer, all bookings are non refundable once confirmed. If you choose to cancel, do not arrive or shorten your stay, any amounts paid will not be refunded.

5.2 If a special flexible or refundable rate is offered and you book that rate, the cancellation and refund rules shown with that rate will apply.

5.3 If we are forced to cancel your booking due to a serious issue with the property or other reasons beyond our control, we will inform you as soon as possible and may offer an alternative property or a refund of amounts paid for unused nights. This will be our only obligation, except where consumer protection laws require additional rights.

Check in, check out and identification

6.1 Check in and check out times are stated in your booking confirmation. Early check in and late check out are subject to availability and may be charged extra.

6.2 You and all adult guests must provide valid identification documents on or before arrival if requested, to comply with local regulations.

6.3 Only registered guests are allowed to stay overnight at the property. The maximum number of guests must not exceed the number stated in your booking.

House rules, pets, smoking and noise

7.1 You agree to follow all house rules provided in the listing, in the building and in your booking confirmation.

7.2 Pets are not allowed in the property unless we give written approval in advance. If pets are allowed, additional cleaning fees or rules may apply.

7.3 Smoking, including cigarettes, shisha and electronic cigarettes, is strictly prohibited inside the property. Smoking is only allowed on balconies or outdoor areas if building rules permit it. If we find evidence of smoking inside, a minimum cleaning fee of AED 1,500 will be charged, plus the cost of any damage, curtain or sofa cleaning, and odour treatment.

7.4 Parties, events, loud music and any behaviour that disturbs neighbours or building residents are not allowed. Building rules and quiet hours must be respected at all times.

7.5 If you break house rules, we may terminate your stay immediately without refund and charge for any extra cleaning, damages or penalties from the building or authorities.

Keys, access cards and lost items

8.1 You are responsible for all keys, access cards, remote controls and parking passes given to you.

8.2 If you lose a key or access card, a replacement fee of at least AED 500 per item will be charged or the actual replacement cost if higher, including any lock changes required for security.

8.3 We are not responsible for loss, theft or damage of your personal belongings during your stay.

Damage, cleaning and security deposit

9.1 You must take reasonable care of the property, furniture, appliances and all contents.

9.2 You are responsible for any damage, breakage, stains or missing items caused by you or your guests beyond normal wear and tear.

9.3 Extra cleaning charges may apply if the property is left in an excessively dirty or damaged condition, including but not limited to strong odours, smoking inside, stains on furniture, misuse of kitchen or improper waste disposal.

9.4 If a security deposit is charged, it may be held as a pre authorisation on your card or collected by other means. The deposit may be used to cover damages, missing items, extra cleaning, unpaid fees, building fines or smoking penalties. Any remaining amount will be released or returned after inspection, within a reasonable time frame.

Maintenance, access and emergencies

10.1 We or our authorised staff may need to access the property during your stay for necessary maintenance, repairs, inspections or cleaning. We will try to give you reasonable notice and visit at convenient times, except in case of emergency.

10.2 You must inform us promptly of any issues with the property, equipment or safety so we can try to resolve them.

10.3 While we try to keep all services in good working order, temporary interruptions in utilities, building facilities, internet or TV services may occur and are often outside our control.

Liability

11.1 To the maximum extent permitted by law, we are not liable for any loss, injury, damage, cost or expense suffered by you or your guests during your stay, except where caused directly by our negligence or wilful misconduct.

11.2 We are not responsible for any indirect, special or consequential loss, loss of profit, loss of business or similar damages.

11.3 Nothing in these Terms limits or excludes any liability that cannot be limited or excluded under applicable law.

Privacy

We handle personal data in line with our Privacy Policy available on our website. By using this website or making a booking, you consent to our processing of your personal data as described in that policy.

Changes to bookings, properties and Terms

13.1 Property descriptions, photos, furniture and equipment may change over time. Minor differences between advertising photos and the actual property will not be considered a breach of contract.

13.2 We may update these Terms and Conditions from time to time. The version in force at the time of your booking will normally apply to that booking, unless a change is required by law or regulation.

Governing law and disputes

These Terms and Conditions are governed by the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates. Any dispute arising out of or related to these Terms or your stay shall be subject to the exclusive jurisdiction of the courts of Dubai, unless mandatory law requires another forum.

If you do not agree with these Terms and Conditions, you should not use this website or complete a booking.
